Many homes have some lead on their roofs, notably flashings around the base of the chimney stack to stop water entering the property. Because lead has a lifespan of up to 200 years, lead has traditionally been the most popular way to create a seal around the base of the chimney stack where it meets the roof because it is a soft, easily worked metal, which can be easily moulded to various shapes without cracking or splitting. Lead can also be recycled making it an environentally-friendly material. However, lead is also toxic and should alsways be installed by a professional roofer. There are alternatives to lead which can be installed to reduce costs by around 50%. These lead alternatives are commonly made from a type of modified bitumen that’s set around a metal grid to provide structural support. The grid inside the lead alternative allows for malleable yet rigid lead flashing whilst the bitumen provides the lead look and makes it easy to manipulate into position.   • Should I use lead or a synthetic materials for flashings?

    Most people rarely need to think about flashings unless there is a problem and they need to be replaced. Whilst synthetic flashings are cheaper than lead, they are not as malleable as lead and have a much shorter lifespan than lead.
